Site Requirements:

  • Optimum Size: 1200 – 1600 m2. 1 floor or 2 floor preferred. Lower ground floors considered.
  • Dense population catchments. Offices / retail parks / mixed use / car showrooms / development sites / roadside / city center or out of town locations all considered.
  • High visible locations, Marketing Banner is allowed.
  • Easy access to/Private parking.
  • Potential for 24/7 use.

Technical Requirements:

  • Three-phase electric power with the minimum power: 100 KVA. Private electricity meter is allowed.
  • Clean water usage & Stable water supply and drainage.
  • Floor load: 450kg/m2.
  • Elevator, escalator installed or stair with maximum 2 floors.
  • Ceiling heights: 4 – 5 m.
  • Good sound insulation.
  • HVAC systems installed/Capability to set up HVAC systems, Conventional Hood.

Legal Requirements:

  • Land use right Certificate/Minimum 7 years contract with the owner.
  • Construction Permit.
  • Right to Sub-let/Landlords have the real estate license to let.
  • License for 24/7 use.
